Tilsner and Perennial Meeting on 6/24/05

Minutes Of The Tilsner Liaison Meeting of 06/24/05

1. We reviewed the To-Do List from the last meeting, held in April.

2. Security Cameras: The “fake” security camera that was previously installed in the Tilsner entrance area has been removed. Tilsner members have been interested in getting real security cameras for the Tilsner, to assist with preventing or discouraging thefts and vandalism that have occurred in the Tilsner. Nigel Parry had done some research on the prices of security cameras for the Tilsner, which was given to Perennial. Perennial then discussed this issue with TCHDC. Jane from TCHDC agrees that we should purchase and install some security cameras for the Tilsner. Multiple security cameras would be purchased, and the Co-op could work with Perennial to decide where they should be installed. TCHDC estimates that the entire system would probably cost around 7--8,000 dollars. Jane told Kim that she couldn’t commit to a timeframe on when a system like this could be purchased. Kim will continue to followup with Jane/TCHDC on this issue.

3. Tub Screens: Jim Rasmussen has looked into getting tub screens for the Tilsner. He had difficulty finding tub screens that would fit the Tilsner drains, but has ordered some for testing. Some Tilsner residents will pilot these tub screens, to see if they are effective. The goal is to prevent hair and soap chunks and etc from going down the tub drains, which will help eliminate maintenance visits to clear the drains.

4. Repainting Tilsner Front Entranceway and Hallway: TCHDC has decided that it is time to repair and repaint the Tilsner front entranceway and hallway. Items possibly on the list of repairs might include the carpets, and entranceway doors. These areas would also be repainted. Recently Deneen received an email from Jane at TCHDC, checking to see if it was okay for TCHDC to move ahead with these plans.

5. New Washer and Dryers: Kim has contacted ALL INC, the company that provides Tilsner washer and dryers. Conversations have started around replacing the old Tilsner washer and dryers with new models, which would use a debit card system. Residents would purchase debit cards, which they would then use for the washer and dryers. This would eliminate residents having to rely on quarters for the washers and dryers, and would bring new washer and dryers into the Tilsner. Kim will continue to followup on this issue.

6. Recycling Area: A few months ago, the Tilsner received complaints from our recycling company that Tilsner residents were not correctly sorting their recyclables downstairs in the trash room. The recycling company stated that they would have to quit recycling service, unless residents sorted their recyclables correctly. Vicky looked at the recycling bins, and noted that it was difficult to tell which recyclables went into which bins. Vicky therefore put better labels on the bins. Since that time, residents have been sorting their recyclables correctly.

7. Deneen gave an update on the meeting that was recently held for the Tilsner Painting and Cleaning Committees.

8. We discussed the Tilsner Free Pile. Lately residents moving out have put inappropriate items in the Tilsner Free Pile, such as mattresses and other large items, and toxic items like cans of paint. When this happens, we have to pay to have the large items removed, and the toxic items are hazards to Tilsner residents such as children. Sometimes, when multiple residents move out at the same time, it can be difficult to keep up with items in the free pile. Deneen spoke with Pedro, who tries to keep the Tilsner Free Pile clean and organized. It is outside of Pedro’s scope of duties, to have to remove large items such as mattresses. Kim wants to have further discussions around the Free Pile, and what can be done to stop residents from leaving large, or inappropriate items such as paint in the Free Pile.

9. Kim and Deneen discussed the Tilsner parking lot. It is time to start towing anyone who illegally parks in a space belonging to a resident, or in the loading dock for more than 15 minutes. Towing is the only way to ensure that we clear spaces quickly of violators, and that violators get the message that they cannot park in a resident’s space, or the loading dock for more than 15 minutes. Going forward, these individuals should and WILL be towed. We also discussed that it was time to replace the signs in the Tilsner parking lot, and the lot may be repainted at some point coming up.

10. Kim mentioned that we have seen rats in the Tilsner trash area. Perennial called Ecolab, to have them visit, and take steps to get rid of the rats. Kim also wants residents to know that they can help with this problem, by correctly securing garbage when they leave it in the trash room. For example, please do not throw open bags of garbage, or garbage that has not been secured, down the trash chutes. Garbage that is not secured will bring rats and other forms of trouble.

11. Kim and Deneen discussed that Vicky, who is the new person doing cleaning for the Tilsner, has been doing a good job. Vicky has gotten good feedback from multiple Tilsner residents.

1. Kim: Followup with Jane/TCHDC on security cameras for the Tilsner
2. Jim: Pilot tub screens with some Tilsner residents
3. Kim/Deneen: Monitor progress of repairs to entranceway areas
4. Kim: Continue to pursue bringing in new washers and dryers for the Tilsner
5. Kim/Deneen: Discuss problems with the Tilsner Free Pile
6. Kim: Monitor when we can replace the Tilsner parking lot signs, and possibly repaint the Tilsner parking lot.
